What Happens in a Home Inspection?

If you’re purchasing a property, it’s essential to consider several factors before making a final decision. To ensure a smooth transaction, we have prepared a comprehensive house inspection checklist covering necessary tasks before and after the purchase.

During the period between inspecting the property and settling the deal, potential issues may arise, requiring your attention and resolution. These issues can range from structural concerns to financial matters.

Home Inspection Checklist

Several pre-purchase inspections are recommended to ensure a thorough assessment of the property you plan to purchase. Here are the critical reviews you should consider:

Personal Inspection

Attend open house inspections to visually assess the property’s layout, space, and potential defects. Bring a trusted friend or advisor to provide a fresh perspective and help identify any issues. Consider the neighbourhood’s overall character, nearby construction projects, proximity to amenities, noise levels, natural light, water pressure, mould or termite activity signs, parking availability, flood zone status, and strata ownership costs.

Building Inspection

Hire a qualified building inspector to assess the property’s structural integrity comprehensively. The inspector will examine plumbing, doors and windows, roofing, gutters and downpipes, crawl spaces, fences and retaining walls, garages and sheds, stairs and floorboards, rising dampness, water drainage, and asbestos. A building inspection report will highlight any significant defects or necessary repairs which may influence price negotiations.

Pest Inspection

Consider getting a pest inspection alongside the building inspection. A licensed professional will identify any pests, such as termites or borers, and assess the damage caused. They may also provide recommendations for managing and preventing future pest problems.

Surveyor’s Report

Obtain a surveyor’s report to determine the precise boundaries of the property and identify any potential blockages. This report can be valuable if boundary disputes arise with neighbours in the future.

Swimming Pool Inspection

If the property has a swimming pool, ensure it meets your state or territory’s safety regulations and construction standards. Verify that safety signs, CPR signs, and appropriate fencing are in place. Consider obtaining a structural assessment of the pool to ensure it is sound.

Pre-Settlement Home Inspection

The pre-settlement inspection serves as the final property assessment before the settlement process. This step is crucial to ensure that the property is in the expected condition and that the previous owners have fulfilled their obligations. Here is a checklist of tasks to perform during the pre-settlement inspection:

Vacant Property

Confirm that the home is vacant and ready for handover. Ensure the previous owners have fully moved out and taken all their belongings.

Removal of Rubbish and Belongings

Check that the previous owners left no rubbish or personal belongings behind. The property should be clear of items not part of the agreed-upon sale.

Contract Conditions

Verify that all the conditions outlined in the contract have been met. This may include painting, cleaning, gardening, or other agreed-upon improvements or repairs. Ensure that these conditions have been fulfilled as expected.
