How to Qualify for a Home Loan When Your Income Is Unpredictable

What Is Irregular or Unpredictable Income

If your income changes from one month to the next, applying for a home loan can feel like trying to prove the weather will behave next Tuesday.

One month may be brilliant. The next may be quiet. On paper, that can look risky, even when you have earned a reliable living for years.

The good news is that you may still qualify for a home loan when your income is unpredictable. The key is not earning the same amount every payday. It is showing a lender that your income is sustainable, traceable and strong enough to cover your mortgage repayments.

Lenders may use income averaging, review how long you have worked in your industry and examine your debts, deposit and spending. Some may also accept alternative documents when standard payslips or current tax returns do not tell the full story.

Here is how to turn irregular income from a frustrating hurdle into a home loan application that makes financial sense.

Can You Qualify for a Home Loan When Your Income Is Unpredictable?

Yes, you can qualify for a home loan when your income is unpredictable.

Freelancers, casual employees, contractors, commission earners, sole traders and small business owners receive home loan approvals every day. However, lenders usually examine variable income more closely than a fixed salary.

They want to answer one simple question: can you continue making the repayments during both strong and quiet income periods?

A lender may review your average income over a set period, the stability of your work, your deposit, your credit history and your existing debts. It may also reduce the amount of overtime, commission, bonuses or other variable income it accepts.

This does not mean your entire income will be ignored. It means the lender may use a more conservative figure when calculating your borrowing power.

What Is Irregular or Unpredictable Income?

Irregular income is money that changes in amount or timing instead of arriving as a fixed salary on a predictable cycle.

You may have unpredictable income if you are self-employed, work as a freelancer or contractor, earn commission, receive overtime, hold a casual job or work in a seasonal industry.

It can also include income from multiple part-time jobs, gig-economy platforms, bonuses, short-term contracts, rental properties or a growing business.

An uneven bank statement does not automatically mean an unstable career. A wedding photographer may earn more in spring. A tourism operator may be busier during school holidays. A salesperson may receive large quarterly commissions rather than an even monthly wage.

The lender needs enough evidence to understand that pattern.

Can Casual Workers Get a Home Loan With Unpredictable Income?

Casual workers can qualify for a home loan, but the lender will normally want evidence of ongoing employment.

This may include recent payslips, an employment letter, an employment contract, an ATO income statement and bank statements showing regular wage deposits.

The time you have spent in your current job matters, but it is not the only consideration. A lender may also consider your overall history in the same occupation or industry.

For example, moving from one casual nursing role to another may be viewed differently from starting an entirely new occupation with no previous experience.

Can Freelancers Get a Home Loan With Unpredictable Income

Can Freelancers Get a Home Loan With Unpredictable Income?

Freelancers may qualify by showing that their work produces reliable income over time.

Tax returns, Notices of Assessment, bank statements, invoices and contracts can help demonstrate an established earning pattern. A freelancer with several regular clients may sometimes present a stronger income story than someone who relies on one short-term contract.

In my view, freelancers often make the mistake of trying to hide the uneven months. A better approach is to explain them. If your income is seasonal, show the lender a full cycle rather than hoping it only notices your best quarter.

Can You Get a Self-Employed Home Loan With Irregular Income?

Yes. A self-employed home loan application may be assessed using personal and business tax returns, financial statements, ATO Notices of Assessment and other supporting records.

CommBank, for example, publishes different document pathways for self-employed applicants, depending on their structure and circumstances. Its standard home loan checklist may require recent personal and business tax returns, financial statements and an ATO Notice of Assessment.

Requirements vary between lenders, so do not assume every bank will calculate your income in the same way.

How Lenders Assess a Home Loan When Your Income Is Unpredictable

Lenders are not only interested in your highest month or your most recent payslip. They want to understand the long-term income available to repay the house loan.

Here are the main parts of that assessment.

How Does Income Averaging Work for a Home Loan With Unpredictable Income?

Income averaging allows a lender to calculate a more realistic figure when your earnings rise and fall.

The lender may examine six, 12 or 24 months of income, depending on the income type and its credit policy. A self-employed borrower may be assessed using one or two years of financial information, while a casual employee may be asked for a shorter employment and income history.

Imagine you earned $80,000 in one financial year and $100,000 in the next. One lender might use an average. Another might use the lower year. A third may consider the latest figure if there is a clear and sustainable reason for the increase.

This is why the lender you choose can materially affect your borrowing capacity.

Will a Lender Count All Your Commission, Overtime or Bonus Income?

Not always.

A lender may accept only part of your overtime, commission or bonus income. This is often called shading or discounting. The lender does this because variable earnings are not guaranteed to continue at the same level.

The accepted percentage and history required differ between lenders. Some policies may be more suitable for regular commission income, while others may work better for overtime that has appeared consistently over several years.

Do not estimate this figure yourself and assume it will be accepted. Use evidence that shows how often the income was paid and how long you have received it.

What Is the Home Loan Serviceability Buffer

What Is the Home Loan Serviceability Buffer?

A lender does not normally assess your application using only the advertised home loan interest rate. It tests whether you could afford repayments at a higher assessment rate.

APRA confirmed that the mortgage serviceability buffer for regulated banks remains three percentage points. Therefore, a bank may test a loan with a 6% interest rate as though the rate were at least 9%, subject to its full lending policy. You can read the current position in APRA’s macroprudential settings update.

This buffer can reduce your borrowing power, particularly when only part of your variable income is accepted.

Does the Debt-to-Income Ratio Affect an Irregular Income Home Loan?

Yes. Your debt-to-income ratio compares your total debt with your gross annual income.

Since 1 February 2026, APRA has limited regulated banks so that no more than 20% of their new owner-occupier lending and 20% of new investor lending can have a debt-to-income ratio of six or more.

This is a limit on a bank’s overall new lending, not an automatic ban on every borrower above six times income. However, it can make high-debt applications harder to place. APRA explains the measure in its debt-to-income lending announcement.

If your income is irregular, the assessable income accepted by the lender may be lower than your headline earnings. That can push your calculated debt-to-income ratio higher.

How to Get a House Loan With Unusual Income

The strongest strategy is to make your finances easy to understand.

A credit assessor should not have to solve a mystery to work out where your income comes from.

a-Prove Your Income Is Consistent, Even When It Is Not Identical

Consistency does not mean earning the same amount every week. It means showing a pattern that is likely to continue.

Keep personal and business income separate where possible. Make sure customer payments, wages and other income can be traced through your bank statements.

If your work is seasonal, provide enough history to show both your busy and quiet periods. If your income recently increased, explain why and support the change with contracts, invoices or an accountant’s letter.

A clear explanation can turn a strange-looking bank statement into a logical income story.

b-Prepare Your Home Loan Documents Early

For self-employed borrowers, documents may include personal and business tax returns, ATO Notices of Assessment, profit and loss statements and balance sheets.

Depending on the lender and loan type, you may also need recent Business Activity Statements, personal and business bank statements, an accountant’s letter, an ABN history or evidence of current contracts.

The ATO describes a Notice of Assessment as the statement it issues after processing your tax return. You can generally access tax returns, income statements and Notices of Assessment through ATO online services.

Casual, part-time and commission-based employees may need payslips, bank statements, an ATO income statement and confirmation of employment.

The exact list varies. Sending every document you own is not always helpful. Sending the correct, current documents in a well-organised application is.

c-Reduce Credit Card Limits and Existing Debts

A lender normally considers the limit on a credit card, not just the amount currently owing.

A card with a $15,000 limit may reduce your borrowing capacity even when the balance is zero. Personal loans, car finance, buy now pay later accounts and HELP debt can also affect serviceability.

Reducing unnecessary limits or clearing expensive debt may improve your position. However, speak with a lending professional before moving money or closing accounts solely for an application.

d-Save a Larger Home Loan Deposit

A larger deposit reduces the amount you need to borrow and lowers the lender’s loan-to-value ratio.

It may also reduce or remove Lenders Mortgage Insurance, although this depends on the loan, lender and property.

A larger deposit cannot repair an application that fails basic affordability checks. It can, however, provide more options when your income is difficult to verify or your borrowing capacity is close to the lender’s limit.

e-Keep Your Bank Statements Clean

A clean bank statement does not mean you cannot enjoy your money. It means your statements should support the financial position declared in your application.

Avoid unpaid bills, repeated overdrawn transactions and unexplained transfers before applying. Make sure business income is deposited consistently and that expenses are easy to identify.

One forgotten subscription will not destroy a home loan application. A pattern of missed payments might.

f-Apply With the Right Lender the First Time

Do not send applications to several lenders simply to see what happens. Multiple credit enquiries can create unnecessary complications.

Compare the treatment of your income before submitting a formal application.

A CommBank, ANZ, NAB, Westpac or Macquarie home loan may assess your circumstances differently from options offered by Pepper Money, Liberty, La Trobe Financial or Resimac. Product availability, income rules, rates, fees and eligibility can change, so brand recognition alone should never decide where you apply.

The right lender is not automatically the biggest bank or the lender advertising the lowest rate. It is the lender whose current policy fits your income, deposit, debts and property.

Can a Low Doc Home Loan Help With Unpredictable Income?

A low doc or alt doc home loan may help some self-employed borrowers who cannot provide the usual set of current tax returns and financial statements.

It is not a “no proof of income” mortgage.

The lender must still assess whether you can afford the repayments. It may accept alternative evidence such as Business Activity Statements, business bank statements, an accountant’s declaration or other verified financial information.

Liberty states that its low doc home loan options may use bank statements, BAS or an accountant’s declaration to verify self-employed income. Other specialist lenders have their own rules.

Low doc home loans may have different interest rates, fees, deposit requirements or restrictions. Compare the full cost and features, not only the ease of documentation.

How Much Can You Borrow With Irregular Income?

Your borrowing power depends on the income the lender accepts after averaging or discounting, minus your existing debts, living expenses and financial commitments.

The lender then tests the proposed mortgage using its assessment rate and credit policy.

Two people who each earn $100,000 may receive very different borrowing estimates. One may have a stable base salary. The other may receive $60,000 in fixed income and $40,000 in commission. If a lender accepts only part of the commission, their assessable incomes will differ.

Your deposit, number of dependants, credit card limits, HELP debt, car finance and property type can also change the result.

Use a borrowing capacity calculator as a starting point, not a promise of approval. The Australian Government’s Moneysmart mortgage calculator can help you compare repayment scenarios and interest rates.

What Can Stop You Getting an Irregular Income Home Loan?

A short income history can make approval harder, especially if you recently entered a new industry or started a business.

Other problems include overdue tax returns, income that does not match bank deposits, declining business revenue, frequent missed payments, high credit limits and a loan amount that leaves no room for quiet months.

Large unexplained deposits can also trigger questions. If a payment was a gift, asset sale, business transfer or one-off contract, keep evidence showing where it came from.

The goal is not to make your finances look perfect. It is to make them accurate and understandable.

How Can You Improve Your Chance of Home Loan Approval?

Start preparing before you find a property.

Review your credit limits, update overdue tax documents and build a genuine savings record. Keep income deposits easy to trace and avoid taking on new finance before your mortgage assessment.

Then compare home loan policies based on your actual income structure.

In my experience, the difference between “your income is too complicated” and “your application is approved” is often not the amount earned. It is how clearly the income has been documented and whether the application reached the right lender.

Frequently Asked Questions About Home Loans With Unpredictable Income

Can I get a home loan if my income changes every month?

Yes. A lender may average your income and examine your work history, deposit, debts and supporting documents. Approval depends on whether the accepted income can comfortably support the repayments.

How many months of income do I need for a mortgage?

It depends on the lender and income type. A lender may request several months of payslips or bank statements. Self-employed applicants may need one or two years of tax and business records. Some lenders accept shorter histories in suitable circumstances.

Can I get a home loan on casual employment?

Yes. You may need to show a consistent employment history through payslips, bank statements, an employment letter, an ATO income statement or other evidence.

Can I get a mortgage with freelance income?

Yes. Freelancers may use tax returns, Notices of Assessment, invoices, contracts and bank statements to establish sustainable income.

Do lenders count overtime, bonuses and commission?

Many lenders accept variable income, but they may count only a percentage of it. The amount accepted and history required vary by lender.

Can I get a home loan without two years of tax returns?

Possibly. Some lenders accept one year of financial information, simplified verification or low doc evidence. This depends on your business history, loan purpose, deposit and the lender’s current policy.

Is a bigger deposit helpful when income is unpredictable?

A bigger deposit can reduce the loan amount and lender risk. It may expand your options, but you must still show that you can afford the repayments.

Which lender is best for irregular income?

There is no single best lender for every irregular-income borrower. Compare how different banks and non-bank lenders assess your exact income type, as well as their rates, fees and loan features.

Compare House Loans Without Letting an Unusual Income Define You

An unpredictable income does not automatically make you an unreliable borrower.

What matters is the bigger picture: how long you have earned this way, whether the income can be verified, how well you manage debt and whether the proposed repayments remain affordable during quieter periods.

Before you apply, compare home loan rates and lender options through RateBuster. You can also explore our mortgage calculators to estimate your borrowing power and test how different loan amounts or interest rates may affect your repayments.

A better-prepared application can save time, reduce frustration and help you approach the home loan market with much more confidence.
