Westpac, NAB Hike Home Loan Interest Rates

Westpac and NAB have recently hiked their fixed home loan rates. Additionally, Westpac has raised variable rates for new customers. Westpac’s 3-year fixed-rate home loan now carries an interest rate of 6.59%. NAB has increased its fixed rates by 0.05 to 0.25 percentage points.

Westpac, NAB hike home loan interest rates

This move follows the Reserve Bank of Australia’s (RBA) decision to raise the cash rate by 0.25% to 1.25% in November 2023. Mortgage holders are facing an extra $76 per month or $1,210 per year due to the rate hikes since May last year, affecting an average borrower with a $500,000 loan and 25 years remaining.

We anticipate that the rate hikes by Westpac and NAB will impact the Australian housing market, which has been slowing down in recent months. Potential homebuyers may need to reassess their options due to the expected impact on borrowing capacity.

The RBA’s decision to raise the cash rate is a response to the country’s rising inflation rate. It has steadily increased over the past few months. This rate hike aims at curbing inflation and stabilizing the economy.

According to RateCity research director Sally Tindall, Westpac and NAB’s actions demonstrate the pressure on banks’ profit margins in the home loan sector. Tindall emphasized the recent surge in fixed rates across the market. She attributes it to banks repositioning in anticipation of potential cash rate hikes and sustained high funding costs until 2024. Tindall noted that in the past month alone, 60 lenders have increased at least one of their fixed rates. It suggests a precautionary approach by banks to avoid underpricing their fixed-rate loans.

Conclusion

In summary, the recent increase in home loan interest rates by Westpac and NAB might significantly affect the Australian housing market and the borrowing power of potential homebuyers. It comes after the RBA’s decision to address the country’s growing inflation rate. We advise homeowners and potential buyers to monitor the market closely and carefully consider their options.
