Is the Stabilization of Housing Values Temporary?

Australia’s property market has experienced some relief this month, with low levels of advertised stock and rising auction clearance rates. These factors have helped prevent sharp declines in property prices. According to the most recent CoreLogic Home Value Index (HVI), the national decrease in property values for the past month was only -0.14%, marking the smallest monthly decline since May last year.

Key Trends in Property Prices:

The Reserve Bank of Australia’s (RBA) rate hiking cycle began in May 2022, which initially led to a -0.13% drop in property values during that month. However, by September 2022, after several rate hikes, the HVI had fallen by -1.6%. Despite these challenges, recent months have shown signs of stabilization.

In February 2023, Sydney saw a 0.3% increase in dwelling values. CoreLogic described this as the “most significant driver of the national deceleration” in price drops. The recovery in Sydney helped offset declines in other cities, contributing to a broader stabilization of the housing market.

Regional Price Movements:

While most capital cities saw only modest drops of less than -0.5% in the last month, Hobart (-1.4%) and Darwin (-0.3%) were exceptions. This mixed performance highlights how different regions within Australia continue to respond to various market pressures.

Factors Behind Stabilizing Prices

Tim Lawless, CoreLogic’s Research Director, attributes the recent stabilization to “persistently low advertised supply levels” and “an increase in auction clearance rates.” These factors have helped support housing prices despite ongoing interest rate hikes.

However, it’s uncertain whether this trend will continue. CoreLogic warns that housing demand could be further impacted if the RBA continues its rate hikes.

Looking Ahead: What’s Next for the Property Market?

CoreLogic acknowledges that the full impact of the RBA’s aggressive rate hikes may not yet have been fully realized. Lawless emphasized that the fixed-rate cliff—when many borrowers’ fixed-rate mortgages reset—could further pressure the property market in the near future.

As the RBA maintains a more hawkish stance and economic growth shows signs of slowing, there’s uncertainty about whether the current respite in the housing downturn will last.
