Decrease in house Prices in Three Major Australian Cities

There has been a decrease in house prices as the national housing sector is cooling. The observation is clear from the quarterly fall in home prices in three capital city real estate markets. According to recent data from real estate company CoreLogic, Australian home values increased by 0.5% last month—the 18th consecutive month of growth.
However, during the previous three months, the values of three state capitals decreased.

Melbourne

Melbourne saw the biggest loss, at -0.9%, followed by Hobart (-0.8%) and Darwin (-0.3%).
Additionally, a slowing real estate market is having an effect on other capital cities.

Sydney

Sydney’s price rise over the last three months has significantly slowed to 1.1%, a far cry from the 5% quarterly advance at this time last year. In contrast to the 3.2% gain at this time last year, national home prices have increased by 1.7% in the most recent quarter, and mid-sized capitals are still defying the downward trend.

Adelaide

Adelaide’s three-month growth rate of five percent was the fastest since May 2022, while Perth’s growth rate for the quarter was tracking at 6.2%.
Brisbane values increased at a quarterly rate of 3.8%, which is less than the 4.7% growth observed at this time last year.

Supply issues and dwindling borrowing capacity in blue-chip cities like Sydney, according to CoreLogic, contribute to the disjointed national picture.
“The number of homes for sale in Brisbane, Adelaide and Perth is more than 30 per cent below average for this time of the year, while weaker markets like Melbourne and Hobart are recording advertised supply well above average levels,” Tim Lawless, the research director, said.
As of August 1, 2024, the information is included in CoreLogic’s Hedonic Home Value Index, and the changes are evident in popular home loan cites like Reduce Home Loans | Awarded Australia’s Cheapest Home Loans (reduceloans.com.au).
